Downtown Fredericksburg is the oldest building stock we work on anywhere. The historic district takes in hundreds of contributing buildings, with frame and brick houses on lower Caroline Street dating to the 1760s and 1780s and a great deal of the rest from the 19th century. What that means on a job is deep wood cornices and box gutters, dormers, original clapboard, unlined and often uncapped masonry chimneys, low knee-wall attics you can barely crawl into, and additions added in three different centuries with a new roof-to-wall joint at every one of them. Around that core is an entirely different city: 1950s–70s neighborhoods on the hills west of downtown, and modern subdivisions out toward Route 3 and Central Park. Same animals, completely different failure points — soffit returns, gable louvers and ridge-vent ends instead of cornices and flues.
Then there is the river. The Rappahannock runs along the whole northern edge of the city, and the old mill and canal corridor beside it is a continuous wooded strip that comes right into downtown. Unlike the fragmented green space further north, Fredericksburg’s countryside starts almost immediately past the city line, so raccoons, foxes, groundhogs and black rat snakes are not squeezed into leftover parkland — they arrive from open farmland and river woods in numbers.

Squirrels — the top call, and hardest on old woodwork
An inch and a half is all they need, and a 19th-century cornice, a soft box-gutter edge or a rotted dormer cheek offers it in several places at once. Old attics make it worse: knob-and-tube or early rewiring plus constant gnawing is a real fire risk, and squirrel damage to original trim costs far more to put right than the removal does. Two litters a year, in late winter and late summer.
Raccoons — the chimney is usually the way in
On a downtown house an unlined, uncapped flue is effectively a hollow tree with a ledge above the damper, and that ledge sits over a living room. We take the adult and any kits out by hand and then cap the flue properly, which is the part that prevents the next one. Raccoons can carry rabies, so this is not one to attempt yourself.
Bats — common in the old city and the one to get right first time
A quarter-inch gap is enough, and old chimney flashing, slate and shake roof edges, louvered vents and cornice returns all supply it. Bats cannot be trapped or poisoned; exclusion is the only method that works — one-way devices, then sealing every gap above a quarter inch. Timing matters: roughly May through August there are flightless pups in the roost, so in those months we fit devices and finish the seal once the young can fly. Accumulated guano is a professional cleanup, not a shop-vac job.

That is the main thing we get judged on downtown. We show you each proposed repair before we do it, and we will not wrap original woodwork in foam.
Something is in my chimney. Can you get it out without opening the wall?
Almost always, yes. Raccoons and their kits come out through the fireplace or the top of the flue, and the permanent fix is a proper cap. Opening masonry is a last resort and we will tell you before, not during.
Do you work outside the city limits?
Yes — Spotsylvania, Stafford, King George and the rest of the surrounding area are all daily territory for us. Being local is the reason we can usually be there the same day.
Will you just trap it and take it away?
Removal alone is temporary. The opening that let one animal in will let the next one in, often within days. Every job ends with the entry points sealed, which is the part that actually finishes it.
