Stafford grew faster than almost anywhere in Virginia. The county had fewer than 25,000 people in 1970. How those neighborhoods were built is what matters to us. A squirrel does not have to cross a yard here; it steps off a limb onto the roof. Raccoons climb the same trees. Those trees also keep gutters loaded, which rots fascia, and keep north-facing roof slopes shaded and slow to dry, which is how a soffit or ridge-vent end softens up in the first place.

The bulk of Stafford’s housing went up between about 1985 and 2005, so it is now twenty to forty years old — exactly when builder-grade parts fail: hardboard and composite trim swelling at the bottom edge, plastic ridge vents going brittle, gable louvers with no screen behind them, and the kickout where a two-story wall meets a lower roof. And the habitat never left: Aquia Creek, Potomac Creek, Crow’s Nest and the Quantico woods hold everything the subdivisions displaced.

Trees against the house plus twenty-to-forty-year-old trim is the ideal combination for them. An inch and a half gets them in at a swollen trim corner, a soft fascia board behind a loaded gutter, or an unscreened gable louver. Then they chew, and chewed wiring in a blown-insulation attic is a genuine fire risk. Two breeding seasons a year, late winter and late summer, is how one animal becomes a family.
Raccoons — the damage call
A raccoon will pull open what a squirrel slipped through. On Stafford houses that is usually the end of a ridge vent, a garage soffit, or the roof-to-wall kickout; older Falmouth and Route 1 houses add uncapped chimneys. In spring it is a female with kits over a bedroom. Raccoons can carry rabies, so we remove the adult and the young by hand and close the opening in metal.
Bats and groundhogs — the two we get called about late
Bats need only a quarter-inch gap, and brittle ridge vents and unscreened louvers supply it. Exclusion is the only method that works — one-way devices, then sealing every gap above a quarter inch — and from roughly May through August there are flightless pups in the roost, so in those months we fit devices and finish the seal once the young can fly. Groundhogs dig burrow systems twenty to forty feet long under sheds, decks, stoops and AC pads, and by the time the ground visibly sinks the undermining is well advanced.
