Two very different kinds of house, in one small city. The Manassas historic district is a turn-of-the-century railroad town: I-houses, gabled ells and American foursquares, largely from between the 1850s and the 1930s, with more than five hundred surveyed historic buildings in the districts. Outside that core the city is much newer. Roughly a third of Manassas housing predates 1980, but a large share went up between 1980 and 1999 along Routes 28 and 234, which puts the median house at about thirty-four years old. That cohort fails in the modern way: unscreened gable louvers, brittle ridge-vent ends, swollen composite trim and the kickout where a two-story wall meets a lower roof.
What ties both halves together is what sits next door. Manassas National Battlefield Park protects thousands of acres of preserved fields and woods immediately north of the city, with Bull Run running through it, and the park is never going to be developed. That makes it a permanent reservoir — raccoons, foxes, groundhogs, opossums and skunks breed there and disperse into the nearest neighborhoods every year, whether those neighborhoods are a hundred years old or thirty.

Squirrels — the top call in both halves of the city
An inch and a half is enough. On an Old Town foursquare they use a soft box-gutter edge, a porch-roof-to-wall joint or a rotted dormer cheek; on a 1990s house it is a gable louver or the end of a ridge vent. Then they chew, and chewed wiring in an insulated attic is a real fire risk. Two litters a year, late winter and late summer.
Raccoons — chimneys downtown, rooflines out of town
In the historic district an unlined, uncapped flue is a hollow tree with a ledge above the damper, and that ledge is over a living room. In the newer subdivisions it is a torn garage soffit or a roof-to-wall kickout. Either way, spring means a female with kits. Raccoons can carry rabies, so we remove adults and young by hand, cap the flue and close the opening in heavy metal.
Bats — the specialist job
Big brown bats need a quarter-inch gap. Old chimney flashing, cornice returns and louvered vents give them one downtown; brittle ridge vents and unscreened louvers do the same on newer houses. Bats cannot be trapped or poisoned. Exclusion is the only method that works — one-way devices, then sealing every gap above a quarter inch. Timing matters: roughly May through August there are flightless pups in the roost, so in those months we fit devices and finish the seal once the young can fly. Established roosts leave guano that is a professional cleanup.
Also common in Manassas: groundhogs under sheds, porches and slabs, heavily around the park edges · skunks and opossums under stoops and low decks · foxes denning under outbuildings in spring · birds nesting in dryer and bath vents · black rat snakes near Bull Run and the creek corridors · and dead-animal recovery inside walls.
