Annandale was one of the first places the post-war suburb reached. Broyhill Crest broke ground in 1951, and through the 1950s and 1960s the crossroads village at Little River Turnpike and Columbia Pike filled in with brick ramblers, Cape Cods and split-levels on generous lots. Those houses are now seventy years old and, far more importantly, so are the trees.
That is the single biggest factor in wildlife work here. A sapling planted beside a 1955 rambler is now a 60-foot oak with limbs directly over the roof. Squirrels and raccoons do not have to climb your house at all — they step onto it. Those same trees drop enough leaf load to keep gutters full, and a full gutter rots the fascia board behind it. Overhanging limbs also keep the roof shaded and slow to dry, which softens wood everywhere it matters.
Then the construction details of that era work against you. Many Annandale houses have original wood fascia and exposed rafter tails, gable louvers with rusted-out screening, chimneys that were never capped, shallow attics you can barely crawl, and low crawl spaces with vents at ground level. Add the additions: a huge number of these ramblers have been popped up or extended, and every place a new roof meets an old wall is a joint that can open. Accotink Creek, Holmes Run, Lake Accotink Park and Wakefield Park thread wooded corridors right between the neighborhoods, so there is always a supply of animals.

Eastern gray squirrels — far and away the top Annandale call
Mature canopy plus seventy-year-old wood is the ideal combination for them. They come along a branch, work a soft fascia corner, a rusted gable screen or a rotted rafter tail, and an inch and a half is enough. Once in they chew continuously — wiring included, which is a real fire risk in an old attic with original wiring runs. Two breeding seasons a year, February to April and August to September, so one squirrel in winter is a litter by spring. Trimming branches back off the roof is the cheapest prevention in Annandale, and we will tell you which limbs matter.
Raccoons — usually down an uncapped chimney
Annandale has a lot of original masonry chimneys with no cap, and a flue is exactly the hollow tree a female raccoon wants for her kits in spring. The rest come off a branch onto the roof and work open a weak edge. The damage is flattened insulation, torn ductwork and a latrine that soaks through the ceiling. Raccoons can carry rabies, so this is not a job to handle yourself.
Bats — the most specialised animal we handle
A quarter-inch gap is enough, and on an older Annandale roofline that is usually a gable louver, a soffit seam or the gap where an addition’s roof meets the original wall. Bats cannot be trapped or poisoned. Exclusion is the only method that actually works: one-way devices, then sealing every gap over a quarter inch.
Timing matters. From roughly May through August there are flightless pups in the roost, and sealing then shuts them inside the structure. In those months we fit devices and complete the seal once the young can fly.

How fast can you get to my Annandale home?
